Cape Coral and Fort Myers canals access the Caloosahatchee River and then it’s just a short boat ride to Fort Myers Beach, Sanibel Island and the Gulf of Mexico. Homes with direct access or sailboat access are defined as having no bridges, and give large power boats and sailboats access to the river. Direct access or sailboat access homes in Cape Coral are located in the southeast, southwest, northwest parts of the city as well as on the riverfront. Here are a few things you may want to consider when buying waterfront property: Riverfront property is very desirable for its view, but you may find the water too rough for your boat. You’ll need a lift to keep your boat from being damaged against the dock or seawall. The river depth can be deceptive, marked channels don’t always mean sufficient depth for a deep draft boat. Many canals seem deep enough at the mouth but are shallower elsewhere. Always do a depth sounding if you’re re in doubt. The wider the canal and the closer it is to the Gulf, usually means it is more expensive. Wider canals give more impressive views, more backyard privacy, an easier approach to your dock, less chance of stagnant water and usually more depth. There are two major canals in Cape Coral although designated on the maps as saltwater they are impassable without having to go through a lock. Depending on the size of your boat this could affect you greatly. The average tidal change is 1-3 feet, but that can change with the season or weather conditions. It’s important to select a home with as deep a canal as possible. If you have a sailboat, or are considering one, pay particular attention to bridge and power line heights. One of the few areas in Lee County that can handle a 6’5” to 7’ draft sailboats is called Unit 64 in SW Cape Coral. Unit 18 in the SE as well as the NW parts of the city offer the shallower sailboat access canals. The Bimini canal in Cape Coral has sailboat access but, due to overhead power lines, only for sailboats with mast heights of 48’ and under. Depending on the tide, the Caloosahatchee River has bridges with mast height restrictions of 56 feet. .
