Sailboat access homes in the Lee County area are the most sought after by boaters.  Beware through just because the home is advertised as sailboat access does not necessarily mean that it would accommodate a sailboat.  Sailboat access usually  means there are no low bridges to go  under. In the past year we have seen the prices of these sailboat access resale homes and building lots increase dramatically.  There are several beautiful waterfront communities along the Caloosahatchee river that offer sailboat access canals.  A major concern with most boaters is water depth.  In our area the average tidal change  is about  1 - 3 ft. but changes with the season and weather conditions.  The main channel of the Caloosahatchee river can usually handle boats with drafts of up to 7 ft. It is outside the main channel and the approaches where you have to be concerned.  Another   main concern of the boater is the bridge heights spanning the river.  In our area there are seven fixed bridges along the river with a mast height restriction of 56 ft.
