What We Do For Sellers Shortly after the initial contact, one of our experienced sales agents will thoroughly evaluate your property’s current value, taking into consideration things such as lot location and size as well as your homes condition, square footage, age and any improvements you may have made. In order to determine an accurate listing price, we will prepare a Comparable Market Analysis (CMA) of your property which will include information on active listings and recently sold properties in your area. Based on this research and our extensive knowledge of the Southwest Florida Real Estate market, we will then suggest the optimum listing price for your property. Of course we offer this service free of charge and without obligation. We’ll also prepare a “Seller’s Net Sheet” which will list the various selling expenses you will incur at closing, such as Real Estate commission, Title Insurance charges and Local and State taxes. If you’re ready to proceed, we’ll then prepare the listing agreement. Our Marketing Plan: 1) As with most things in life, first impressions are extremely important and in today’s sluggish real estate market, you have to really stand out to be noticed. You never get a second chance to make a first impression. Our knowledgeable sales staff will suggest simple, inexpensive ideas with you that will ensure that your home will make the very best impression possible. 2) Within hours, we’ll place your property in the Greater Fort Myers and the Beach Multiple Listing Service (MLS) which covers the Lee County area. Additionally your property will be placed in the Realtor IDX system which will give you national and international exposure to Buyers through Realtor.com and Tamure.com. 3) We’ll regularly feature your property in the listings area of our website, http://www.tamure.com. 4) If you wish, we’ll place a “For Sale” sign on your property and a lock box to ensure your home is readily available to be seen by as many potential Buyers as possible. 5) Take digital photographs of your property to be uploaded with your MLS information and on our website. 6) We’ll create an extremely professional, virtual tour of your property with interior and exterior photos that will provide panoramic 360° views of your homes main rooms and most desirable features. A link to this virtual tour will be placed in your MLS listing. 7) Create a professional CD tour and color brochure of your property to be distributed to interested Buyers and other Realtors. 8) Schedule and notify you of all showing appointments. 9) We’ll aggressively negotiate the selling contact with your best interest in mind and guide you through the entire closing process.
